Value-Add

Opportunities must meet our preferred return minimums without consideration of any forced appreciation components.  That said, a strong value-add component is nearly always present in our opportunities.

We meticulously vet and underwrite all aspects of every opportunity.  This commitment to safeguarding investor capital brings investors to us, which in turn attracts top companies wishing to connect with them.

Example Project Flow for a TACITUS vetted Opportunity

Identify

An investment project opportunity is brought to us. We ensure a thorough review and underwriting of the deal, long-term regional market, the management team, any planned for business partners, financial institutions, and involved project professionals; ensuring any deal we move forward with will safeguard our investors’ better interest.

Acquire

Contractual relationships are affirmed, Special Purpose Entities/Vehicles established, and Debt partner requirements finalized. With upfront capital requirements determined, investors are then invited to share in the ownership by investing in the entity. The acquisition is then completed.

Value-Add

The project management leads execute the previously established business plan. Progress is monitored, measured, and most importantly, openly shared with our limited partners (our investors).

Refinance

Once the business plan’s forced appreciation of the investment is complete, a refinancing opportunity will result. Allowing for the securing of more favorable debt and, more importantly, for the return of a significant portion, if not all, of our investors’ capital; potentially eliminating their investment risk entirely.

Sell

An optimized exit of the investment usually occurs after a 5-6 year hold period. Occasionally an additional refinancing and allocation of capital may prove preferable, but ultimately an investment is sold, any remaining investor capital is returned, as well as the healthy profit split from the investment appreciation.
